• Started visiting College Heights Garden Resort via agents. I visited more than 20 plots on a very hot day. Prior to this, I’ve visited other places like Tanarimba and Goh Tong Jaya to get a feel for those areas. I also looked into The Valley, Orchard Heights, Berjaya Hills, and the entire Selangor area.

• Text Mr Erik that I’m interested in buying Plot 1059. I would take a loan, and if it doesn’t get approved, I’ll pay in cash.
• Mr Erik introduced Jason Low, manager of Public Bank Bangsar. I sent him some basic documents.
• Paid RM1000 to Mr Erik which is refundable. He obtained land title from the owner.

Had phone conversation with Mr Erik regarding IWK/SPAN. He advised to find a proper contractor (I asked him about Uniti Bricks, and he said they should be ok since they’ve built houses there) to make the SPAN approval easier in the end.

If we get SPAN approval, then IWK would approve too. The contractor would deal with all of this.

Worst-case scenario, I can still move in and live in the house, but may find it difficult to sell in the future.

Regarding water and electricity, I’ll (not the contractor) need to apply for it on my own.

Signed bank offer letter.

Signed SPA. Met Madam Bargavi at Jaya Shopping Center.

Legal fees + SST + Disbursements = RM9590

Deposit + difference between bank offer letter and SPA = RM19363.60

Had phone conversation with Mr Erik. He mentioned that IWK approval could be complicated, and there is double standard in obtaining CCC. Individual septic tank is a must. Own stay no problem, but maybe difficult sell in the future without CCC.
